Twelve apartments on one street in the centre of Torrevieja, five minutes' walk from the beach
Rodas Playa is a six-storey building of twelve apartments at Calle Caballero de Rodas 132, in the streets behind Playa del Cura in the centre of Torrevieja. Two one-bedroom homes on the ground floor, eight two-bedroom homes on the four floors above, and two penthouses with private roof solariums. One lift serves every floor.
The ground floor is shared space: an entrance lobby of 33 m², a gym with a sauna, and behind them an open patio of 42 m² with a 3 × 5 m pool and a children's zone. On the roof, a 77 m² community solarium with a rest area and a view over the rooftops, alongside the two private penthouse solariums.
Everything a town of 98,000 people offers is on foot. Playa del Cura is a 340 m walk, the bus station 380 m, the nearest supermarket 510 m, the public health centre 910 m and the main square with the town hall and church 940 m. The beach, the promenade, the Friday market and the harbour are all within fifteen minutes on foot; Alicante airport is 45 km by road.
Choose your floor
Ground floor, the middle floors, or the roof?
The building holds three kinds of home. Two one-bedroom apartments on the ground floor, beside the pool and gym. Eight two-bedroom apartments on floors one to four, on the same plan repeated, with a balcony at each end. And two penthouses on the fifth floor with a covered terrace and their own solarium on the roof. Kitchens, bathrooms and finishes are the same specification throughout; what changes is the floor, the outdoor space and the price.
Ground floor · one bedroom
52.57–53.42 m² built · 61.07–61.53 m² total
Better if you want the lowest outlay in the building, no lift or stairs to your door, and the pool, gym and sauna on your own level.
One double bedroom, one bathroom and an open-plan living, dining and kitchen space of 28–33 m²
Straight in from the lobby — the only homes in the building with step-free access from the street
The communal patio, pool, gym and sauna are through the lobby on the same floor
Unit 02 has no private outdoor space of its own; the patio and the roof solarium are its outside
Six plans in twelve homes. Type A and B are the one-bedroom ground-floor homes of 52.57 and 53.42 m² built. Type C (86.77 m²) and Type D (86.90 m²) are the two-bedroom homes on floors one to four, one of each per floor, mirror images with a slightly different living room. Type E and F are the penthouses, 69.57 and 69.67 m² built with 47 and 35 m² outside. Each home's own sheet opens from its row in the price list.
Room areas are usable (útil) figures from the working drawings and are indicative; they may vary as a result of technical or construction requirements. Built area and the total including common parts are separate figures, stated beneath each plan.

City comforts, beach life and a season that never ends
The pink salt lagoon of Torrevieja, part of the natural park behind the city
Torrevieja is the third-largest city in Alicante province, with over 110,000 residents on the latest national register and more than 113,000 on the town's own count. Just over half — 52% — were born outside Spain, so English, German, Dutch and the Scandinavian languages are heard in every shop, but it is a working Spanish city with a Spanish rhythm: a port, a fishing fleet, a salt industry centuries older than the town itself, and a centre that trades in February.
The building sits in that centre. The Friday market, one of the largest on the coast, the Paseo Vista Alegre promenade, the marina, the Museo del Mar y de la Sal and the Plaza de la Constitución are all within fifteen minutes on foot. The bus station, a five-minute walk, runs coaches to Alicante, Murcia and the airport. Habaneras shopping centre is 3 km.
Healthcare is the reason many people choose Torrevieja over the urbanisations around it. The public Hospital Universitario de Torrevieja is 5.6 km; the private Quirónsalud hospital is 4.8 km; the La Loma public health centre is a 910 m walk, and a 24-hour pharmacy is 570 m. Two of the city's six Blue Flag beaches are walkable: Playa del Cura at 340 m and Playa de los Locos at 1.2 km.
Behind the city lie the two salt lagoons of the Parque Natural de las Lagunas de La Mata y Torrevieja — the pink lake in the photographs — 3,700 hectares of protected wetland with flamingos in winter and walking and cycling routes from the visitor centre 6.6 km away.
The climate
The nearest principal AEMET weather station, at Alicante-Elche airport, records 2,953 hours of sunshine a year, a mean annual temperature of 18.2 °C and 277 mm of rain over the 1981–2010 reference period. January averages 11.6 °C and July 25.5 °C. The salt lagoons moderate the extremes on either side of the city.
You will see it claimed that the World Health Organization named Torrevieja's climate one of the healthiest in the world. We have been unable to find any WHO document that says so, and we would rather tell you that than repeat it.
Questions
The questions buyers actually ask
Buying and costs
Is it safe to buy off-plan property in Spain?
Yes, provided the legal protections are actually in place. Under Ley 38/1999 as amended by Ley 20/2015, every euro you pay before handover must be covered by a bank guarantee (aval bancario) or an insurance policy naming you personally, held in a separate account. If the home is not delivered, you reclaim the money plus legal interest. Ask for the guarantee documentation in writing before you transfer any stage payment, and appoint an independent Spanish lawyer of your own choosing.
When will Rodas Playa be finished?
The working date is 2027, and it is not yet contractual, which is why this page says "to be confirmed" rather than printing a month. What is on record: the building licence was granted by Torrevieja town hall on 27 March 2026, the start of works was authorised on 22 May 2026, and the ground-floor slab was poured at the end of July 2026. The licence allows 24 months for the works. The purchase contract will state the delivery date and the remedies if it is missed; read that clause before you sign.
What happens if the handover date slips?
The contract sets the delivery date and what you are owed if it is missed, and the bank guarantee covers your stage payments if the building is not completed. Timelines on off-plan projects do move, and it is better to say so than to leave it out. Before you sign, read exactly what the contract says about delay, what grace period applies and what compensation is due. We will go through that clause with you rather than leaving it to the signing appointment.
How much do the apartments cost?
Prices run from €225,000 to €399,500, excluding tax. The one-bedroom ground-floor apartment, unit 02, is €225,000. The two-bedroom apartments on floors two to four are €305,000 to €330,000 — the price rises €10,000 a floor, and the Type C plan is €5,000 more than Type D on each floor. The penthouses are €395,500 and €399,500. Every home and its price is in the price list above. Add roughly 13% for taxes and purchase costs.
What does it cost to buy, on top of the price?
Budget about 13%, and here is the arithmetic on a €310,000 home. IVA at 10% is €31,000. AJD stamp duty at 1.4% is €4,340. An independent lawyer at roughly 1% plus IVA is about €3,751. Notary is roughly €600–1,000 and the land registry roughly €400–700. That comes to €40,091–€40,791, or 12.9–13.2% on top of the price. Note the AJD rate: it was cut from 1.5% to 1.4% by Ley 5/2025 with effect from 1 June 2026, and many websites still quote the old figure.
Why 10% IVA and not transfer tax?
A new build sold for the first time attracts IVA (VAT) at 10% plus AJD stamp duty at 1.4%. Transfer tax (ITP) applies to resale property instead — in the Comunitat Valenciana the general rate is 9%. You pay one or the other, never both.
How are payments staged?
A reservation takes the home off the market, stage payments follow during construction, and the balance is paid at the notary on handover — that is the standard Spanish off-plan structure. The exact reservation amount and the split for Rodas Playa are set out in the reservation contract rather than on this page, because they are the terms you will actually sign. Ask us and we will send the current schedule before you commit to anything. Every stage payment must be bank-guaranteed, as the first answer above explains.
Can you get a mortgage for off-plan property in Spain as a non-resident?
Yes, though on different terms. Non-residents are typically offered 60–70% loan-to-value against roughly 80% for residents, at somewhat higher rates and over shorter terms. Lenders will want your passport and NIE, proof of non-residence, payslips or accounts, tax returns and bank statements, often with a sworn translation. The mortgage is normally arranged to complete at handover, not at reservation. We can introduce you to brokers who place non-resident lending routinely.
Do I need an NIE number?
Yes. The NIE (Número de Identidad de Extranjero) is a foreigner's tax identification number, and you cannot complete a purchase, pay the taxes or put utilities in your name without one. It can be obtained in Spain or through a Spanish consulate in your own country, and it is a straightforward process. Ask us and we will walk you through it.
How much are the community fees?
The figure for Rodas Playa is not yet fixed, and we would rather leave it blank than guess; it will be published here as soon as the community is constituted. For context, a twelve-home building in Torrevieja with a lift, a pool, a gym and a sauna typically falls in the range of €90–180 a month per home. The share of common parts each home carries — 8.11 to 18.00 m² — is in the price list, and fees are usually divided in that proportion.
Is Spain about to charge non-EU buyers a 100% tax?
No. A tax of up to 100% on purchases by non-resident, non-EU buyers was announced in January 2025 and a bill was filed in May 2025. As of March 2026 it had never been debated in Congress, no version had been voted on, and the government's own January 2026 housing package left it out. Nothing extra is payable by a non-EU buyer today. It remains a live political topic, so we re-check it, and your lawyer should confirm the position when you sign.
Can I still get a Golden Visa by buying here?
No. Spain's investor residence permit — the Golden Visa — was abolished on 3 April 2025 by Ley Orgánica 1/2025, for property and every other investment route. Buying a home no longer gives a right to reside. Non-EU buyers who want to spend more than 90 days in any 180 need a visa: the non-lucrative visa is the usual route for retirees and requires proof of income of roughly €28,800 a year. That is a question for an immigration lawyer, and we can point you to one.
Can I let the apartment out to holidaymakers?
Possibly, but check before you buy, not after. Since 3 April 2025 a change to the Ley de Propiedad Horizontal means the community of owners must expressly approve holiday letting in the building, and a new building's community has not yet met. The Valencian tourist-rental rules were tightened by Decreto-ley 9/2024, and Torrevieja town hall has asked for its own inspection powers. Long-term letting is more straightforward. If rental income is central to your plans, tell us before you reserve.
Who is selling Rodas Playa, and are they licensed?
Sunny Casas, an estate agency in Torrevieja, registered as agent number 5942 in the Registro de Agentes Inmobiliarios de la Comunitat Valenciana. Registration is the Valencian region's licensing scheme for estate agents, and the number can be checked against the public register. The office at Calle Patricio Zammit 1 is about a kilometre from the building. We work in English, Spanish, Dutch and Estonian, and the same licence details are in the footer of this page.
How do I check the build quality before I sign?
You are entitled to a snagging inspection before the handover deed. An independent surveyor walks the home and lists defects; those are normally put right within 15–30 days before you accept the keys. After handover you are covered by the LOE warranties — ten years structural, three years habitability, one year finishes. We recommend an independent snagging survey on every off-plan purchase, including this one.
The homes
What is an ático?
An ático is a top-floor apartment set back from the street façade so that the setback becomes a private terrace. At Rodas Playa the two penthouses, units 11 and 12, are set back at 45 degrees as the planning rules require, which gives each a covered terrace of about 16 m² off the living room, plus a private solarium of 27.33 or 15.13 m² on the roof level above. The interiors are 57 m² usable, with two bedrooms, a bathroom and a separate WC.
What does "pre-installation of air conditioning" mean?
Pre-installation means the ducts, drainage and electrical conduits for a ducted air-conditioning system are routed inside the walls and ceilings while the home is built, so that a machine can be fitted later without opening the plaster. The machine itself is not included in the price. A single Inverter A++ unit serving the whole home is listed as an optional extra at €2,500; ask us for the current quote before you commit.
Is there parking?
No. The building has no garage and no allocated parking, and no third-party listing that says otherwise is right. The building licence records that a garage is not required on a plot of 254 m² with an 8.96 m frontage, and one bicycle space per home is provided instead. Parking is on the street and in the public car parks of the centre. It is a town-centre building; the trade-off is that the beach, the shops and the bus station are all on foot.
Is there a storage room?
No. None of the twelve homes has a separate storage room, and the building has no basement. What each home does have is fitted wardrobes delivered with drawers, shelves and rails, a laundry cupboard in the two-bedroom plans, and a hall. It is a small point that rarely appears in listings and is worth knowing before you choose.
Are kitchen appliances included?
No. The kitchen is delivered with anthracite units, lacquered fronts and a Silestone-type worktop, but without appliances. An optional pack — fridge, induction hob, oven, microwave, extractor hood and dishwasher — is listed at €3,500, and an optional furniture pack at €7,500 for the one-bedroom homes and €10,000 for the two-bedroom homes. Both are extras, both are priced on the current price list, and neither is needed to complete the purchase.
Is there a lift?
Yes. One lift and a staircase serve every residential floor from the ground-floor lobby to the penthouses; the roof solarium is reached from the top landing. The building licence records the lift as a requirement for a building of twelve homes, and the two ground-floor apartments are step-free from the street.
How big are the homes, and what does the total area include?
Built area runs from 52.57 m² to 86.90 m² — the enclosed, roofed home measured to the outside of its walls, what a Spanish price list calls superficie construida. Usable area, measured inside the walls, is 42.65 to 69.38 m² indoors. The total in the table adds each home's share of the common parts, 8.11 to 18.00 m², and runs from 61.07 to 101.27 m². Balconies, terraces and solariums are listed separately, from nothing on unit 02 to 47.17 m² on penthouse 11.
Which rooms face the street?
The living room. In the two-bedroom plans the living-dining room and its balcony-terrace are on the street side, and the main bedroom with its second balcony is at the back, onto the interior courtyard of the block. The penthouse terraces face the street from behind the 45-degree setback. Bedrooms at the back, living at the front is the layout that makes a town-centre building quiet at night.
What energy rating do the homes have?
No certificate has been issued yet, so there is no letter on this page. The building licence lists the energy performance certificate as part of the execution project, which was approved in May 2026, and the sales sheets print "A+", which is not a class on the Spanish A–G scale. What the specification does include is 10 cm of façade insulation, Guardian Sun solar-control double glazing with motorised shutters, LED lighting throughout and aerothermal hot water. We will publish the class the day the certificate exists.
Torrevieja and living here
Is Torrevieja a good place to live all year round?
Yes — it is a city of over 110,000 registered residents, the third largest in Alicante province, not a holiday urbanisation. It has a public university hospital, a private hospital, health centres, a bus station with coaches to Alicante and Murcia, one of the largest weekly markets on the coast and a centre that trades through February. Just over half the residents were born abroad, so English is spoken everywhere, but the shops, bars and services do not close when the summer ends.
How far is the beach, really?
Playa del Cura is 340 m on foot, about five minutes — measured on the actual streets with three routing engines, from the building's door to the sand. Playa de los Locos is 1.2 km on foot; Playa del Acequión 2 km; Playa de los Náufragos 5.4 km by road. You will see "1 km to the sea" on some listings for this building; that is a portal template, and it is wrong.
How far is Rodas Playa from the airport?
Alicante-Elche (ALC) is about 45 km by road, roughly fifty-five minutes on the N-332 and the AP-7, which is toll-free on this stretch. Región de Murcia (RMU) at Corvera is about 60 km, roughly an hour. Both are road distances computed with three independent routing engines from the building; drive times are estimates and depend on traffic. Coaches to Alicante airport run from the bus station five minutes' walk away.
How far is the nearest hospital?
Hospital Universitario de Torrevieja, the public hospital, is 5.6 km and about thirteen minutes by road. Hospital Quirónsalud Torrevieja, private, is 4.8 km. The La Loma public health centre is a 910 m walk, a pharmacy is 290 m, and a 24-hour pharmacy is 570 m. A Spanish public health card, or the S1 form for EU and UK pensioners, gives access to the public system once you are registered as a resident.
Is a town-centre building noisy?
It is a residential street two blocks from the beach, not the seafront strip, and the plan works with that. Bedrooms sit at the back of every two-bedroom home, onto the interior courtyard of the block; the living room takes the street. The windows are Guardian Sun 4/12/4+4 double glazing in thermally welded PVC frames with motorised shutters, and the drainage stacks are acoustically wrapped. Come in August and in February before you decide; we will show you both.
How long can I stay if I am British?
Ninety days in any rolling 180-day period, under the Schengen rules that have applied since Brexit. Owning property in Spain does not extend that in itself. If you want to stay longer you need a visa — the non-lucrative visa is the usual route for retirees. This is a question for an immigration lawyer, and we can point you to one.
Ask our team which homes are still free
You'll get a straight list of which homes are genuinely still available, the sheet for any unit you name, and plain answers on guarantees, timelines and running costs. Ask us anything — we reply personally, from an office a kilometre from the building.
